SummaryDepartment Specific Responsibilities
- Serves as the Biology Facilities point person to identify
mechanical, electrical, plumbing and infrastructure issues in all
Biology facilities. Coordinate with appropriate University
resources to resolve.
- Manages and coordinates construction projects in Biology
facilities by outside contractors, including analyzing project
issues with architects, engineers, and contractors which must be
coordinated with Biology operations.
- Receives requests for and identify infrastructure, mechanical,
electrical, and plumbing (MEP) issues in all Biology
facilities.
- Analyzes potential causes, impacts, and recommend solutions.
Coordinates and works with Facility Operations (FO) and Capital
Planning and Facilities (CPF) as required to resolve problems in an
expeditious manner, and to minimize negative impacts on research
and teaching activities. Tracks maintenance requests to ensure
completion in a timely manner.
- Serves as point person for routine Building Services requests
for janitorial services.
- Communicates with Biology administration, faculty and staff on
facilities issues that may affect teaching and research.
- Coordinates and schedules FO/CPF activities to minimize
disruptions to research and teaching. In conjunction with the
Biology Director of Facilities, participate in planning and design
meetings with CPF and outside architecture/engineering (A/E)
consultants pertaining to construction projects in all Biology
facilities.
- Coordinates with building users, review project drawings and
specifications to ensure design goals are incorporated into the
drawings/specifications, and work to identify any coordination
issues between the design/construction plans and existing
facilities. Participates in all construction progress meetings and
help resolve construction issues as requested.
- Works with FO, CPF, A/E consultants, and outside contractors as
required to identify and resolve building infrastructure and MEP
systems/routings that may not appear on existing drawings and other
record documents.
- Serves as a point person with EHandS and INLOCC regarding
life-safety, building code and environmental/health issues
identified by these departments. Works to resolve as
necessary.General Responsibilities
- Manages, supervises, inspects, and coordinates new construction
and remodeling projects on assigned campuses; monitors construction
timeline to ensure contractors maintain accurate schedule and
perform to university standards; reviews and approves contractors'
billing performance. Coordinates necessary interruption of services
between administration, Physical Plant, and contractors.
- Reviews engineering drawings and specifications and serves as
project coordinator with architects, engineers, contractors, and
administrators. Reviews and approves shop and as-built drawings for
university archives and Physical Plant use.
- Provides feedback and recommendations to administrators and
concerned parties on project cost analyses and alternatives after
project bids have been submitted. Advises interior designers of
special circumstances and facilities requirements; advises and
assists architects and engineers with contract change orders as
required by new functions, unforeseeable conditions, code
requirements, or design refinements.
- Maintains documentation of all assigned projects with IU-issued
software, including timelines, schedules, substantial completion,
and other elements of construction.QualificationsCombinations of
